NICOLA RULE PROPERTY MANAGEMENT is an independent Letting Agency which has been managing property in the Huntingdon area since 1973.

Having worked in Estate Agency, which included Lettings, when opening her own agency Nicola decided to concentrate solely on Private Home Rentals and Estate Management, feeling that the skills required are different in each discipline.

Furthermore Nicola made the decision to keep staff to a minimum and endeavour to retain the same staff over long periods thus giving continuity and allow staff to build up relationships with clients.

As a Letting Agent one has more than one client, there is the Landlord client (the home owner) and the Tenant client (the home occupier). It Can be a difficult balancing act to keep both sets of clients, each with different requirements, content but it is something this Agency tries hard to resolve. It is also the case that BOTH clients have a call on the Agent, not just the Landlord who pays the Agency for Management, but the Tenant too who expects his home to be maintained by the Agency (albeit at the Landlords expense).

Nicola Rule takes an active daily involvement with the business and can be liaising with corporate clients one day yet ……. Making the tea the next (and doing the washing up!).

All staff are encouraged to liaise with both landlord and tenant clients and it is hoped that every staff member will have at least some knowledge relating to every home.

Clients do benefit from the Agencys local knowledge and many clients ring up simply to ‘pick brains’ for local services either whilst in the property or when they are moving.

By carrying out regular surveys Nicola Rule is able to ensure that charges are maintained at a reasonable level, they are not always the cheapest, but do try to remain mid-range.

LANDLORDS may take advantage of Free Advice and Guidance when seeking homes to purchase, or when letting their own homes.
TENANTS reserving homes will receive full information packs guiding them through the process and providing local contact points for services, etc.
